Finding the Perfect Home for You and Your Family:

Selecting the Area:

                There are many wonderful place to live around our area, deciding whether you want to stay in the current City or Town you live in or relocate to another area is the first step to deciding whether or not to buy a new home.  Look around; maybe take an afternoon drive to potential places you would consider living.  Ask a family member, friend or co worker who already lives in the area you are considering, what they like and more importantly what they don’t like about the City or Community they in.

Know the Community:

                Spend some time researching the area you have now selected, consider how easy Freeway access is, is living in this area going to increase or decrease your commute to work? Where are your everyday conveniences located, like stores, the hospital, or children’s schools? 

How’s the City Government:

                When considering a new City it is important to know what the City’s General Plan is and how is their Financial Strengthen? What are their schools like, how do they rate in comparison to other schools in the area? What programs are available to residents and businesses who locate into the City? Are there community outreach programs available and how do you acess them?

Have an idea about the home you’d like:

                Would you like a 3 or 4 bedroom home and how many bathrooms do you need?  Would like a 2 car garage or 3 car garage?  Would your family like a single story or a two story home? Would like a pool?  Are you looking for a large yard or something with less maintiance?  What features would you like your new home to have? Are you interested in building a new home?

Let’s talk Finances:

                Discussing what your current payment is and how much you could afford to increase it to is helpful.  In addition knowing how much you plan on putting as a down payment is important.  It is also helpful to know exactly what you have in savings, and what you owe on credit so a Lender can qualify you for your new home loan.

When are you ready to move:

                Knowing if you are in a position to move immediately or if you need to wait for a job transfer, or the kids to finish the school year is important.   Having a general sense of when you would like to be in your new home is important to determine if you should look at homes now or wait until you and your family are closer towards your moving timeframe.

How is the Market:

                Understanding the Real Estate Market in a particular area is important.  Knowing what homes are currently selling at as well as what they have sold at, allows you to make educated decisions on negotiating your new homes price.   This information can be obtain through a Realtor®, who can share available homes in the neighborhood you are looking in, as well as pending and closed homes for that same neighborhood.  All things important in determining what price to negotiate your new home for.
