SELLING TIPS

Let Your Home Smile, Welcome Your Potential Buyer:

First Impressions are Lasting:
The front door of your home is what greets your potential Buyer’s, make sure it is fresh, scrubbed and cleaning looking.  Keep the lawn trimmed, edged and green, and add some fresh flowers to the yard. Make sure the brushes and shrubs are trimmed and alive. Your curb appeal determines whether someone stops to tour your home or goes on the next home..

 Decorate for a Quick Sale:

Faded walls and worn woodwork reduce appeal. Why try to tell your potential buyer how their new home could look, when you can show them.  Redecorate, or update your style with a few new pieces, hang some new artwork or simply rearranging your furniture, can aid in your home selling for a higher price and at a faster pace.

Let the Sun Shine In:
Open your winow coverings and clean the windows, let your potential buyer see how cheerful your home can be.  Bring the outdoors in with views and natural landscaping.  Also make sure all your lights are on in your home this will add light if Mother Nature decides not to corporate.

Fix that Faucet:
Dripping water discolors sinks and suggested faulty plumbing.  Simply repairing the one you have or updating it with a modern version can add appeal to your home.

Repairs Can make a BIG Difference:
Loose knobs, sticking doors and windows, warped cabinets, and other minor flaws detract from your home’s value.  Either fix them yourself or hire someone to get them done for you.

From Top to Bottom:
Display the full value of your closets and storage area’s by removing unnecessary articles or items.  Giving your potential buyer the opportunity to see how their belongs will fit, helps them fall in love with your home over another because of all the space they see in your home.

Safety First:
Keep stairs clean and clear of debris; avoid cluttered appearances and possible injuries. Take care of any trip hazards outdoors, such as patio cracks, we don’t want anyone getting hurt while touring your home.

Bathrooms Help Sell Your Home:
Check and repair caulking around your tubs, showers, toilets, and sinks.  Make sure your bathrooms are clean and sparkling.  Hang new towels and put out new soap, freshen up the room with new candles, or art work.

Arrange Bedrooms Neatly:
Remove excess furniture.  Use attractive bedspreads or quilts.  Make sure clothes and toys are picked up.

Fill Your Home with Good Smells:
Many people are turned off by unpleasant smells, light some candles, bake something yummy like chocolate chip cookies or an apple pie; this can bring back fond memories and help your potential buyer emotionally connect to your home

Pets:
We all love our furry friends; however some people are not animal lovers or may have allergies to your furry friend.   Make sure all pets are either outside or take them with you whenever possible.  In addition make sure their area’s are clean from waste, and repair any damage or stains your furry friend might have made in your home and yard.

Remember, you only get one chance to make your first impression, keeping these things in the fore front of your planning will help show your homes most potential and aid in the sale of your home over another’s.
